This unassuming building in Japan is the largest skyscraper by floor area in the world, despite not even being close to the tallest.

The Azabudai Hills Mori JP Tower is a skyscraper located in Tokyo, Japan, and it doesn’t look outrageously tall, only consisting of a measly 64 storeys.

It is nowhere near the tallest building in the world and would be dwarfed if it were positioned next to the Burj Khalifa in Dubai, for example.

The mixed-use building for both residential and commercial purposes does hold a record, because while it doesn’t look like a particularly big skyscraper, it has the most usable floor space of any skyscraper in the world.

Even though it doesn’t look much different from any other skyscraper you’re used to seeing, this one in Japan is special for one bizarre reason.

It’s no Burj Khalifa or sprawling mansion, but it does hold a surprising record that you wouldn’t suspect just from looking at it.

Meet the Azabudai Hills Mori JP Tower, which is located in Tokyo, Japan, and it holds the title of ‘largest skyscraper’, as long as you add in the important bit: ‘by floor area’.

Yep, it turns out that even though in height it would be dwarfed by some regular super-tall skyscrapers, the building has been constructed in such a way that it truly maximizes floor space in a way a skyscraper never has before.

It’s nowhere near the tallest skyscraper in the world

While the Azabudai Hills Mori JP Tower currently holds the title of the ‘tallest skyscraper in Japan’, it will only be holding that title for a short while longer, as a few projects are in the works that plan to be taller.

We don’t know yet if the other Japanese skyscrapers will be as efficient with floor space as the Azabudai Hills Mori JP Tower, but at the moment, it’s the most impressive skyscraper in all of Japan.

The Azabudai Hills Mori JP Tower is only 325.2 meters tall, which equals 64 storeys, but at 461,774 m² in terms of square footage, it massively outranks even the Burj Khalifa, which has only 309,472 m² of floor space.

There is, of course, the Tokyo Skytree, as well as the Tokyo Tower, but both of these are broadcast and communications towers, making them not qualify as skyscrapers.
